Booking & Cancellation Policy

Booking & Confirmation

  • All bookings are confirmed only after receipt of advance payment.
  • An advance of 50% of the total tariff is required to block the dates.
  • The remaining balance is payable on or before check-in.
  • Bookings are subject to availability and confirmation by our team.
  • Government-issued photo ID is mandatory for all guests at check-in.

Cancellation Policy

  • Cancellation 30+ days before check-in: 90% refund of advance paid.
  • Cancellation 15–29 days before check-in: 50% refund of advance paid.
  • Cancellation 7–14 days before check-in: 25% refund of advance paid.
  • Cancellation within 7 days of check-in: no refund.
  • No-shows and early check-outs are non-refundable.
  • All refunds are processed within 7–10 business days to the original payment method.

Date Changes

  • One free date change is allowed if requested at least 21 days before check-in, subject to availability.
  • Any difference in tariff for the new dates will be payable by the guest.
  • Date changes within 21 days of check-in are treated as cancellations.

Check-in & Check-out

  • Standard check-in: 2:00 PM. Standard check-out: 11:00 AM.
  • Early check-in and late check-out are subject to availability and may be chargeable.
  • The villa is handed over to guests inspected and ready; please report any concerns within the first hour.

House Rules

  • The villa is for the use of registered guests only; visitors require prior approval.
  • Loud music and parties beyond 10:30 PM are not permitted, in accordance with local regulations.
  • Smoking is not allowed inside the villa. Designated outdoor areas are available.
  • Pets are allowed only with prior approval and may attract a cleaning charge.
  • Any damage to the property, furniture or fittings will be charged at actuals.
  • A refundable security deposit may be collected at check-in for select villas or events.

Force Majeure

  • In case of natural calamities, government restrictions or any unforeseen events beyond our control, we will work with you to reschedule your booking. Refunds in such cases are at the discretion of management.
